NEWater should not normally develop a strong unpleasant smell or visible slime inside a properly managed storage and distribution system.
If odour, slippery deposits, discolouration or unusual sediment appears in a NEWater tank, the problem may have developed within the building’s tank, pipework or connected equipment—not necessarily from the incoming NEWater supply.

What Does Slime Inside a NEWater Tank Indicate?
A slippery or slimy coating may be associated with biofilm—a layer that can develop when microorganisms attach themselves to wet surfaces and combine with accumulated organic matter or deposits.
Its presence does not automatically identify the precise contaminant. Proper inspection and, where necessary, water or deposit testing are required to establish the cause.
Possible contributing conditions include:
- Water remaining stagnant for extended periods
- Inadequate circulation or low turnover
- Sediment accumulating at the bottom of the tank
- Contamination entering through an unsecured opening
- Sunlight entering the tank and encouraging biological growth
- Deteriorated internal coatings or components
- Residue returning from connected equipment

Why Might the Tank Water Smell Bad?
- Stagnant Water
When stored water is not regularly circulated or consumed, localised stagnant zones may develop. These areas can allow deposits and biological growth to accumulate.
Dead-end pipes and poorly positioned inlet or outlet connections may also reduce circulation.
- Biofilm on Internal Surfaces
Biofilm may develop on tank panels, ladders, pipework, valves and other continuously wet surfaces. It can trap sediment and contribute to an unpleasant or musty odour.
- Sediment and Deposits
Particles entering or developing within the downstream system may settle at the bottom of the tank. If not removed, the deposits can become a surface for further build-up.

Dust, insects, debris or other contaminants may enter through:

- An unprotected vent or overflow pipe
- Open access hatches

- Poor housekeeping around the tank

Where NEWater supplies a cooling tower, process plant or other system, contamination may originate downstream and return through an incorrect connection or defective backflow-prevention arrangement.

A slimy film on tank panels, pipe fittings or ladders may indicate biofilm or accumulated process residue.
Cloudy or Discoloured Water
Water that becomes cloudy, yellowish, brownish or contains floating particles should be investigated before continued use.
Sediment at the Tank Bottom
Visible sludge, rust flakes or other deposits suggest that the tank and connected system require inspection.
Repeated Fouling After Cleaning
If odour or slime returns shortly after cleaning, the underlying cause may involve poor circulation, a contaminated pipe network, connected equipment or an unresolved source of ingress.
Why Cleaning Alone May Not Solve the Problem
Tank washing can remove visible deposits, but the problem may return if the cause is located elsewhere in the system.
A proper investigation should consider:
- The incoming-water condition
- Tank cleanliness and structural condition
- Water turnover and circulation
- Inlet and outlet arrangement
- Tank cover, vent and overflow protection
- Internal ladders, brackets, bolts and fittings
- Connected pipework and equipment
- Possible backflow or cross-connection
- Previous cleaning and chemical-handling practices
- Whether water or deposit testing is required
The tank should not simply be cleaned and returned to service without checking why the contamination developed.
What Should Be Done When Bad Smell or Slime Is Found?
Stop and Assess
Where the water condition is abnormal, consider isolating the affected tank or system in accordance with the site’s operational procedure. Avoid using visibly contaminated water until the application risk has been assessed.
Inspect the Complete System
Check the tank internally and externally, including:
- Access hatch and seals
- Vent and overflow openings
- Internal panels and supports
- Pipe connections and valves
- Tank floor and corners
- Dead legs and low-circulation areas
- Connected cooling or process equipment
Collect Samples Where Necessary
Water or deposit sampling can help determine whether the problem involves biological growth, corrosion products, process contamination or other substances.
The testing scope should be selected according to the water’s intended use and the site’s operational requirements.
Clean and Rectify the Cause
Cleaning may include draining, removing sediment, washing internal surfaces and safely disposing of the removed material. Any defective cover, seal, vent screen, valve or corroded component should also be repaired or replaced.
Only suitable cleaning methods and materials should be used for the tank and its application.
Flush and Verify
After rectification, affected pipework may require controlled flushing. The system should be visually checked and, where required, tested before it returns to normal operation.
How Can Future Build-Up Be Reduced?
Facility teams should consider:
- Conducting regular visual tank inspections
- Monitoring changes in smell, colour and clarity
- Preventing unnecessary water stagnation
- Checking that tank covers remain closed and secure
- Keeping vents and overflow openings protected
- Inspecting internal components for corrosion
- Reviewing low-flow branches and dead-end pipework
- Maintaining connected cooling and process equipment
- Recording cleaning, repair and sampling results
- Investigating repeated contamination instead of repeatedly washing the tank
The appropriate inspection and cleaning frequency should reflect the system design, water usage, equipment served, operating conditions and previous findings.
